On Saturday 3 October, during Open House Day in Amsterdam, 733 homes for sale can be viewed without an appointment, according to an overview from the property site Funda.
Of these, 689 are in Amsterdam itself and 44 are in Weesp.
Neighbouring municipalities such as Haarlemmermeer, Zaanstad and Amstelveen have another 1,221 open homes.
Estate agents’ association NVM organises the event every spring and autumn.
Nationwide, more than 14,000 homes are taking part this year, open between 11:00 and 15:00.
Homes open for only a few hours and those listed by non-NVM agents are not included in these figures.
From €250,000 to €5,195,000
The most expensive open home in Amsterdam is priced at €5,195,000 for 349 square metres.
The cheapest is in Weesp: 36 square metres for €250,000.
Even that is more than someone on a modal income of about €48,000 gross a year can borrow as a mortgage.
One Amsterdam home of 256 square metres, asking €1,995,000, has been for sale since 28 August 2025.
By Saturday that is 401 days, against a typical selling time of four weeks.

A slower market
Participation is well up on the March edition, when 8,900 homes took part.
Since then, average sale prices have fallen, sellers have cut asking prices and viewings have dropped.
Earlier this year, mortgage adviser De Hypotheker found that seven of 5,691 Amsterdam homes listed on Funda were affordable on one modal income.
On two modal incomes, about €88,000 gross, 1,153 were within reach.
