How to choose a mortgage broker in Amsterdam

Most of the advisors on this list work independently rather than for a single bank, comparing rates and conditions across nearly the whole market instead of one lender's own products. Ask upfront whether the advice is independent or tied to a specific bank or insurer, since that shapes which mortgages you actually get to compare.

Not every Dutch lender accepts applications from expats, and the conditions attached often differ from those for Dutch nationals. A mortgage is only one part of buying a home here, and it works alongside the property search and the legal transfer, not after them. Bringing in an advisor before you start viewing houses, rather than after making an offer, gives you a firm budget to work from.

What does a mortgage broker do in the Netherlands?

An independent mortgage advisor (hypotheekadviseur) compares mortgage products, interest rates and conditions across nearly all providers in the market, rather than representing one bank. That comparison is the main reason to use one instead of going straight to a single lender.

Can expats get a mortgage in the Netherlands?

Yes, but not every lender accepts expat applications, and the usual conditions include having worked and lived in the Netherlands for at least six months, being an EU citizen (or from Liechtenstein, Norway or Iceland) or holding a non-temporary residence permit, and having a Dutch bank account to finance the mortgage from. Some lenders ask for a longer stay than six months, so check this early with your advisor.

How much of the property value can expats borrow?

Dutch citizens can typically borrow up to 100% of a home's value, but some lenders cap expat mortgages at a lower share, such as 90%. Ask your advisor to confirm the maximum loan-to-value a specific lender will offer before you commit to a property.

When should I contact a mortgage advisor?

Before you start house-hunting, so you know your budget and can move quickly once you find a property — an accepted offer in Amsterdam is usually still subject to financing being arranged. What happens after the mortgage is arranged?

Once the mortgage is in place, the advisor instructs the lender and checks the paperwork, and the official transfer of ownership takes place at a notary.
