Homeowners group urges binding rules for house bidding

Buyers and sellers face an unfair and opaque purchasing process under current voluntary guidelines, according to homeowners association Vereniging Eigen Huis.

The organisation received 921 complaints between 23 February and 7 July through a dedicated hotline set up to monitor real estate transactions.

Many reports detailed conflicts of interest and preferential treatment, with agents accepting bids submitted after formal deadlines.

Pressure tactics and missing records

Buyers also reported that agents pressured them to raise offers by claiming higher bids existed, which later failed to appear in official bidding logbooks.

Association director Cindy Kremer stated that voluntary guidelines fail to protect consumers, calling for statutory rules backed by official supervision and enforcement.

The group wants clear ground rules for viewings and bidding, including a requirement that real estate agents automatically share full bidding logbooks.

It also called for a legal obligation to inform buyers about any information that could influence their decision to place an offer.

Parliament considers new legislation

Member of parliament Jeremy Mooiman is currently drafting a bill intended to make the purchasing process fairer and more verifiable.

The homeowners association has formally presented its findings to support the legislative effort.
