Property management in Amsterdam covers two jobs that are usually confused.
One is running a let for a landlord; the other is administering the Vereniging van Eigenaren that owns the roof over an apartment building.
Managers working in Amsterdam
The first four below manage lettings and individual homes; the last two do nothing but VvE administration, which is a different trade with different failure modes.
Note also that three of the six are shut on Mondays.
Vastgoed Unie Realtor
Roelof Hartstraat in Oud-Zuid, running outsourced management for landlords and investors alongside brokerage and consultancy from the same office.
It has drawn 224 reviews, the largest count of any manager here, settling at a middling 4.0.
Van Roemburg & Woning Diagnose
Working from Kuiperbergweg in Zuidoost, this one pairs management with valuation and building inspection, and says it handles more than 10,000 assignments a year.
It opens at half past eight and runs to half past five, on 102 reviews at 4.5 with 85 per cent of them five-star.
The Brickory
A letting service for high-end homes on Wilhelminastraat in Oud-West, offering the whole tenancy process for a fixed fee rather than a percentage of rent -- worth asking about if you own one flat rather than ten.
Tuesday to Friday, ten until six, closed Mondays, and its 36 reviews average 4.9.
BIC Vastgoed
Koninginneweg in Oud-Zuid, combining management with residential brokerage and project development across the city and the towns around it.
Also closed on Mondays, open nine to half past five the rest of the week, with 77 reviews at 4.5.
Minerva Vastgoedbeheer
Total VvE management from Vondelstraat, and the only office here advertising a switching service for associations changing administrator, which is the hardest part of leaving one.
Its 45 reviews sit at 3.9, so ask the board of a building it already runs before signing.
VVEgemak
VvE administration only, from Daalwijkdreef in Zuidoost, nine until half past five on weekdays.
Twenty-three reviews at 4.4 is a small record, but a narrow specialism is not a weakness in this particular job.
Letting out a home here is permitted, not assumed
Amsterdam operates purchase protection, opkoopbescherming, across designated areas of the city.
Where it applies, a home bought below the council’s value threshold cannot be let for four years after transfer without a rental permit from the municipality.
There are exceptions -- a property already let for at least six months when you took it over, or letting to a first-degree relative -- but they are granted, not assumed.
This is the single question to put to a prospective manager first, because the answer determines whether you have a business at all.
What a landlord may and may not charge
An agent who is already acting for the landlord may not also charge the tenant a finding fee.
Listing a property on your agent’s own website counts as acting for the landlord, so in practice most Amsterdam lettings fall inside that ban.
A tenant who has paid such a fee can reclaim it for up to five years after signing, which makes it a live liability rather than an old irregularity.
Tenants only owe a fee where they themselves instructed an agent to go and find them somewhere.
What management actually covers
Full management means advertising, viewings, tenant screening, the move-in inspection, the deposit, rent collection and the repairs.
Ask which of those are in the headline percentage and which are billed separately, because letting fees and renewal fees are frequently outside it.
Ask who the tenant phones at two in the morning, and whether that is the same firm or an answering service.
Ask what a manager may authorise without calling you -- a figure per repair, agreed in writing, is what stops a boiler waiting a week for an email reply.
Owners’ associations
Buy an apartment in Amsterdam and you join its VvE automatically, with a share of the building and a vote at its meeting.
The association is legally required to build a reserve fund for major work, based either on a long-term maintenance plan or on a minimum annual percentage of the building’s reinstatement value.
Before you buy, ask to see that fund’s balance and the last few sets of minutes.
An underfunded VvE with a roof due is not a maintenance problem; it is a bill that arrives in one piece and is divided among the owners.
Choosing one
Ask for the names of two buildings or landlords the firm currently works for, and call them.
Ask how many units one manager carries, since the answer explains response times better than any promise about them will.
Read the notice period in the contract before the fee schedule.
Leaving a bad manager is the expensive part.
Where a tenancy change also involves a move, a good manager will co-ordinate access with the movers or storage provider so the handover does not leave a gap.
