Construction marks start of Eleven Square project

Housing minister Elanor Boekholt-O’Sullivan and Amsterdam alderpersons Zita Pels and Alexander Scholtes marked the start of the Eleven Square development near the Johan Cruijff Arena this week. Preparations and ground work had already begun at the site before the symbolic ceremony.

The project will deliver more than 1,100 homes alongside offices, shops, restaurants, a hotel, and a theatre. One of its towers will become the tallest building in Amsterdam.

Towers and student housing

The tallest building, named Eleven Home, will hold 508 rental apartments along with retail and hospitality spaces on the lower levels.

A second residential building, Eleven Base, will feature 427 student studios, 157 owner-occupied flats, and 28 rental units. The building will also contain commercial offices and shops.

Developers plan to complete the two residential towers in 2029, while the commercial spaces and amenities will follow later.

Commercial space and surrounding area

Two other buildings facing the Johan Cruijff Boulevard will contain no housing. Eleven Stay will include a hotel, a theatre, and restaurants, while Eleven Work will primarily offer office space and shops.

While the site sits within walking distance of Bijlmer Arena station, the municipality has previously noted that the surrounding area needs improvement. The city has pointed out issues with nuisance, rubbish collection, and temporary toilet units near the station exits.

Plans are in progress to make the station area safer and more appealing, with an expansion of the bus terminal expected to take shape later this year.
