Dutch home sales projected to reach record high this year

A continued influx of former rental properties is expected to drive total property transactions to around 245,000 across the Netherlands.

The total number of home sales across the Netherlands is expected to reach a record high of approximately 245,000 transactions this year.

Data from ING attributes the projected surge in activity primarily to a steady stream of former rental properties being put up for sale.

Increased financial capacity among prospective buyers is also helping to keep the real estate market moving despite broader economic pressures.

Slower price growth expected

If the forecast holds true, the 245,000 transactions will clear the previous national record of 242,000 set in 2017.

The expanded inventory on the market is expected to keep price increases relatively modest, with overall home values projected to grow by roughly 3 percent this year.

That represents a noticeable cooling compared to last year, when average residential property prices climbed by 9 percent.

Buyer capacity and municipal help

Higher mortgage interest rates and a more cautious mood among buyers are currently acting as a drag on rapid price inflation.

However, wage increases are giving buyers enough leverage to maintain steady demand across most price segments.

First-time buyers are reportedly contributing more of their own savings toward purchases, while local authorities, including the municipality of Amsterdam, continue offering targeted financial support measures.

Market normalization by 2027

Looking further ahead, analysts expect price growth to slow even more to around 1.5 percent next year.

Total transaction volumes are projected to settle back down to roughly 239,000 sales by 2027.

That shift will likely happen as the current wave of landlords selling off former rental units eventually slows down.
