Funda raises property listing fees with three tiers

Property portal Funda has introduced three new listing packages, replacing its old system with fixed tiers named bronze, silver, and gold. Sellers now pay up to twice as much to list their homes, depending on the option they choose.

The cheapest package costs 230 euros excluding VAT, the middle tier is 371 euros, and the most expensive gold package costs 536 euros. Previously, the top tier cost around 235 euros for NVM estate agents, roughly 300 euros less than the new top price.

Bigger photos and higher placement

The gold package promises the highest placement in search results, larger photo formats, and a carousel showing up to 10 photos. It also includes an artificial intelligence tool to show how a home might look after renovation, alongside prominent branding for the estate agent.

Estate agents affiliated with NVM and Vastgoed Nederland receive an administration fee from Funda. Agents report that this fee is 127 euros, though Funda does not disclose the amount.

For the first 48 hours, new listings appear at the top regardless of which package was purchased. After two days, the chosen tier takes over, meaning cheaper listings with only one primary photo drop down the rankings more quickly.

Direct payment options for sellers

Funda now allows homeowners to pay for listings directly through the site once an agent sets up the advert. Vereniging Eigen Huis and several estate agents oppose direct payment, arguing that the portal is stepping into the agent’s role.

Homeowners cannot list properties on the site without an estate agent. Listings only go live on the platform once payment has been received.
