Dutch renters need €5,742 monthly income

New tenants paid an average €1,914 a month from July to September, and landlords typically require income at least three times the rent. Amsterdam had the country’s highest average rent per square metre.

New tenants in the Netherlands paid an average of €1,914 a month for a rental home between July and September, according to the latest report from housing platforms Pararius and Huurwoningen.

Landlords usually expect a gross income of at least three times the rent, so renters now need to earn €5,742 a month, €135 more than a year earlier.

Interest is falling, with listings drawing an average of 23 responses, down from 40 a year earlier, and staying online for 21 days.

Amsterdam has the highest rent per square metre

Amsterdam was the most expensive city at €28.56 per square metre, ahead of Amstelveen at €24.72 and Haarlem at €24.34.

Across the country, rent per square metre rose by 4.4% as the supply shifted towards smaller homes.

Landlords are selling pricier rentals

Almost a third of the former rentals sold in July and August had cost more than €2,000 a month, up from 21.3% a year earlier.

Pararius blames Box 3, the tax private landlords pay on rental property, which has gone up since 2024.
