Dutch real estate platform Funda is changing how home sellers pay for listing packages, allowing homeowners to settle costs directly with the portal starting September 16.
The move introduces new promotion tiers named bronze, silver, and gold, with the top package priced at €536 compared to the current €235 for a premium listing.
Previously, listing fees were billed to estate agents and bundled into the overall commission or startup costs charged to sellers.
Concerns over double payments
The consumer organization Vereniging Eigen Huis has expressed strong concern that the change could leave home vendors paying twice if real estate agents do not lower their fees accordingly.
Under the new structure, real estate organizations such as the NVM will also receive a commission or kickback from Funda for every home listed on the site.
Advocacy groups argue this referral fee creates a lack of transparency, making it difficult for consumers to see where their money actually goes.
Market power under scrutiny
Housing experts and consumer advocates point out that Funda holds a near-monopoly on the Dutch housing market, recording hundreds of millions of visits annually with few serious competitors.
Because sellers have little choice but to use the platform to reach buyers, critics argue the company has an extra responsibility to maintain clear and straightforward pricing.
The NVM and Funda maintain that the change actually increases transparency by providing sellers with itemized invoices so they know exactly what services they are buying.
