Most students in Amsterdam find a room through three channels: their university’s housing lottery or allocation, a student housing corporation such as DUWO through ROOM.nl, and carefully checked private listings.
The city has far more students than rooms, so you raise your odds by using all three at once and starting months before your course begins.
The stakes are real.
The Amsterdam University of Applied Sciences (AUAS) tells new students not to travel to the city without housing secured before 15 August.
Hotels and hostels drain a student budget fast.
Use the steps below to set a realistic budget, apply in the right places, spot fake listings, and handle the paperwork once you have keys.
What Can Students Rent, and What Will It Cost?
University-linked rooms in Amsterdam cost roughly €370 to €1,150 a month, and self-contained studios sit at the top of that range.
Your real monthly cost depends on whether the rent covers energy and internet, plus a one-off pile of fees and deposits at the start.
Shared Rooms, Studios, and Student Residences
A shared room gives you a private bedroom with a shared kitchen, bathroom and living space.
This is the most common setup in university housing, and it is the cheapest way in.
A studio is self-contained.
You get your own bathroom, and many studios also have a private kitchen.
Student residences run by private operators and housing corporations often add study rooms, bike storage and on-site staff.

The Inholland figures come from its studio rent breakdown, which includes service costs in the total.
What Is Included in the Rent?
Always check whether rent is “inclusief”, meaning gas, water, electricity and internet are covered.
UvA housing rent includes energy, water and internet.
The Inholland studios also include TV and Wi-Fi.
Other places quote a lower base rent and add service costs and utility advances on top.
Private residences such as OurDomain in Diemen quote rent and service costs separately, so add them up.
Ask for the full monthly total in writing before you compare offers.
How to Budget for Utilities and Upfront Costs
Your first payment is the big one.
For an Inholland studio, it covers two months’ rent, a deposit of two months’ rent, plus a duvet package (€55), an administration fee (€17.01) and cleaning costs (€112.35).
UvA students who win a room in the lottery pay a separate housing fee of €245 for one semester or €485 for two.
The university says this fee is never refundable, as set out on its student housing page.
Plan for these costs too:
- Local municipal taxes, which some providers charge separately
- A bike, lock and basic furnishings if the room is unfurnished
- Housing benefit (huurtoeslag), which some students qualify for and which needs a DigiD to apply
Where Should You Search?
Start with your university and a housing corporation, then add private platforms as a backup.
Location affects your daily commute more than the neighbourhood’s reputation, so match your search to your campus.
University Housing and Student Housing Corporations
Dutch universities do not own student rooms.
They reserve rooms from providers such as DUWO, De Key and Student Experience, then hand them out through lotteries or first-come allocation.
The University of Amsterdam says it cannot guarantee housing because the shortage goes beyond its capacity.
DUWO lists its rooms only on ROOM.nl, and you can register from age 16.
Its student room rules also say to report any DUWO room you spot on another platform, since it may be unauthorised.
Registration on ROOM.nl costs a one-time €35.
Your waiting time builds from the day you sign up, so register before you arrive.
VU students can reach the university’s accommodation team through its VU Amsterdam accommodation office, which offers tips for searching on your own.
Private Listings and Short-Stay Options
Private platforms fill the gap when lotteries fall through.
The city’s official guide on finding student accommodation lists sites such as Kamernet (which charges a fee to reply to ads), Pararius, Funda and the ASVA Student Union room board.
Short-stay options like Hotel Jansen rent rooms from one day up to six months.
They work as a bridge while you keep searching.

Which Areas Work for Your Campus Commute?
UvA housing sits in over 20 buildings across the city, with a maximum travel time to study sites of about 45 minutes.
Most locals bike or take public transport.
Some useful pairings:
- VU students: Campus Uilenstede in Amstelveen houses more than 3,500 students within walking or cycling distance of the VU, according to DUWO’s campus overview.
- Inholland students: the Sluisbuurt studios sit right next to the campus.
- UvA students in the centre: areas near Vondelpark and De Pijp put you close by bike, though private rents there run high.

Who Qualifies for Student Housing?
Most student housing requires you to be enrolled or about to start a recognised study programme.
University allocations go further and mainly target first-year international students.
University Allocations for International Students
UvA housing is open to international students who meet all of these rules:
- Starting your first year at UvA (Bachelor, (Pre-)Master or Exchange)
- Following an English-taught programme
- All previous education was outside the Netherlands
- You have not lived in the Netherlands before
- You are (conditionally) accepted to your programme
About 50 to 60% of UvA applicants get a room.
AUAS reports similar odds for degree students, while about 90% of exchange students get a positive result, according to its international student housing page.
Inholland studios are for new first-year international students who do not yet live in the Netherlands, allocated first come, first served.
Enrollment, Age, and Length-of-Stay Requirements
DUWO rooms require full-time study, a PhD, or a study start within four months, at a programme registered with RIO, CREBO or NVAO.
You can only rent in the city or region where you study or intern.
A DUWO campus contract lets you stay for the length of your studies, plus six months after you finish.
University rooms are short.
UvA housing has a one-year limit, and Inholland contracts run a maximum of two semesters with no extension.

How Can You Check a Listing and Rent Safely?
Never pay before you have seen the room (in person or by trusted video), confirmed the landlord’s identity and received a written contract.
Dutch law gives tenants clear protections, and knowing them stops most scams.
Scam Signals Before You Pay
Watch for these warning signs:
- The landlord says they are abroad and will mail the keys after payment
- You are asked for money before any viewing
- Payment by Western Union, crypto or gift cards
- Rent far below similar rooms nearby
- Pressure to decide within hours
- A DUWO or university room appearing on a random platform
If a deal sounds too good to be true, walk away.
Pay only by bank transfer, and ask for a receipt so you can prove what you paid, as advised in the government’s deposit guidance.
Registration Permission, Contracts, and Deposits
Ask directly: “Can I register at this address?” If the answer is no, treat it as a red flag.
Illegal subletting weakens your tenant rights and leaves you without a BSN.
Under the Landlords (Good Practices) Act, contracts from 1 July 2023 must be in writing.
The maximum deposit is two months’ basic rent, and it should come back within 14 days after you leave (30 days if the landlord deducts money you owe), according to the government’s step-by-step plan for tenants.
If a landlord uses an agency, the landlord pays the agency fee.
The agency cannot charge you as well.
Shared rooms also fall under social housing rules, so they have a rent ceiling.
Where to Get Help with Tenant Rights
Since 1 January 2024, every municipality has a reporting office for problems with landlords, including missing contracts, unfair deposits and intimidation.
For disputes over rent or maintenance, the Huurcommissie (Rent Tribunal) gives binding decisions.
In private-sector rentals, ask it to check your starting rent within six months.

Both steps unlock daily life in the city.
Register Your Address and Arrange a BSN
If you will live in the Netherlands for more than four months, you must register with the municipality within five days of arriving.
You then receive your citizen service number (BSN), which you need for healthcare, work and taxes, according to Government.nl.
Staying less than four months?
You register as a non-resident (RNI) instead and still get a BSN.
Bring your passport, rental contract and, if needed, your residence permit.

Ride it once at rush hour so you know the real time.
Ask your building about indoor bike storage.
Many student residences offer it, which protects your bike from theft and weather.
Near stations and campus, use official racks.

Does an Amsterdam university guarantee housing for international students?
